AC servicing in Dubai heat: coils, gas, drainage and ducts

An AC unit that is merely topped up with gas and left will fail again within weeks. The real faults live in the coils, the condensate line, the drainage pump and the duct joints. Here is how we service a system properly, and what each stage actually does.

Coils: the part Dubai dust attacks first

Evaporator coils in Dubai accumulate a greasy dust film that insulates the coil from the air passing over it, so cooling output falls while the compressor works harder. Our measurement point is the temperature split between return air and supply air: a healthy split system shows roughly eight to twelve degrees. Below that, and the coil, the gas charge or the airflow is at fault. We clean evaporator coils in place with coil-specific cleaning agents and flush condenser coils on outdoor units, where sand and construction dust cut efficiency faster than anything else indoors.

Gas: charging to the nameplate, not to a guess

Refrigerant charge is measured against the manufacturer's nameplate figure using manifold gauges, and we confirm the result against superheat readings rather than assuming a gauge pressure is correct. Units in Dubai leak slowly through flare joints that expand and contract with thermal cycling; a system losing gas every few months is leaking, not consuming. Simply regassing a leaking system, which some operators do repeatedly, damages the compressor and sells you the same repair three times. We pressure test, locate the leak, repair the joint, then recharge to specification.

Condensate and drainage: where ceiling stains start

Every AC leak stain on a Dubai ceiling traces back to condensate handling. The drain pan silts up, the line grows biofilm, and the float switch either sticks or was never installed. Water then backs up into the pan and overflows into the ceiling void. Our service flushes the drain line, checks the pan slope, tests the float switch by deliberately blocking flow, and verifies the pump on units where one is fitted. This stage takes twenty minutes and prevents the single most common cause of water damage claims in Dubai apartments.

Ducting, grilles and airflow balance

Ducted and concealed systems fail quietly through leaking joints and blocked grilles. Leaking duct joints in a ceiling void dump cooled air where nobody benefits from it, so rooms furthest from the unit warm first; that room gradient is the tell-tale symptom. We inspect accessible duct runs, reseal joints, clean grilles and diffusers, and check the fan coil filter condition, which should be replaced or washed on a one to three month cycle in Dubai. Filter neglect alone accounts for a large share of weak airflow complaints we attend.

How often should AC be serviced in Dubai?

Twice a year as a minimum for residential systems in continuous use, with filter checks monthly or every two months depending on dust exposure. Units near construction sites or on lower floors facing sandy conditions need the shorter interval. Commercial systems in kitchens or salons usually require quarterly servicing. The compressor, the costliest component, is what suffers when these intervals stretch.

My AC cools but not well. Is it gas?

Sometimes, but gas is the most over-diagnosed fault in Dubai. Weak cooling with a dirty coil, a clogged filter or a leaking duct joint produces identical symptoms to low charge. We measure the air temperature split, gas pressures and airflow before concluding anything. If the charge is genuinely low, the system has a leak, and the leak is what we repair before recharging.

Do you service ducted and central systems as well as splits?

Yes. We service split units, ducted split systems, fan coil units in apartments and chiller-fed systems within their access limits. Ducted systems additionally need duct inspection, grille cleaning and damper balancing, which we include in the service. Chiller plant rooms and central plant are handled under contract arrangements; call with your system details and we will confirm scope honestly.
